The Capital Health Associates commissioned Highland Associates to design a 60,000 square foot Medical Office Building
on a 4.25 acre parcel in Dunmore, PA. The building is designed to accommodate future Medical practices, so flexibility
was key in the design process. Two entrances allow access from one practice to another. The first Tenant, Advanced
Imaging, occupies 10,000 square feet of the first floor. State-of-the-Art Imaging equipment, such as MRI, RF, CT,
Nuclear Med., Ultrasound, and Mammography all comprise this new suite.
The "buildable" portion site is constrained by a rock outcropping that reduces the building pad area.
Highland Associates performed site analysis with several design options to maximize the development potential of the
site. Issues included number of stories, area of footprint, building height, floor area ratios, parking ratios, cut and
fill analysis, sub-surface conditions and mediation techniques, etc.
The building skin utilizes modular brick in two colors ranges and allows the structure to respect the scale of adjacent
buildings. Roof canopies, brick piers, brick corbeling and limestone panels at the entrances all combine to create a
first class facility.
