
Highland Associates is providing architectural/engineering services for the renovation of Cornell's Land Grant Boiler Plant to adaptively re-use the building as an office facility. The project entails the renovation of an existing 2 story 15,200 square foot brick, steel and wood framed building originally constructed as the Land Grant Colleges' boiler plant, into modern, flexible office space with a 6,000 square foot addition. The University will use the building to accommodate "surges" in administrative and faculty staff populations.
The scope of work included a complete "gut and re-do" of the building's interior. It necessitated a re-framing of the second floor structure, reconstructing the building's east wall, new stairs, and toilet rooms. A new two-story 3,000 square foot addition was added to the north side of the building. A new elevator was added to bring the building into compliance with handicapped codes and a new HVAC system was added along with new electric, data, telephone, and plumbing systems.
The interior design took advantage of existing brick masonry using much of it as a wall finish in the space. The interiors on the second floor used an existing clear-story and steel truss framing to create a light and open office space. Construction on this $2,500,000 project was completed in Fall of 2003.
