Highland Associates provided interior design and engineering design services for MEP and structural trades for the relocation and consolidation of 460,000 sf. The project is being constructed in two Phases with Phase I being complete at 240,000 sf.

Phase I consisted of a renovation and internal 2nd floor addition to an existing industrial facility. The Phase II portion is an addition to the existing building and contains additional manufacturing, as well as corporate headquarters and administrative spaces.

The engineering design proved to be a challenge in several areas. In order to keep the manufacturing areas flexible, a utility grid was established for quick connections to services. The grid services consisted of nitrogen, de-ionized water, process chilled water, process condenser water, domestic water, non-potable water, reheat water, compressed air, general industrial waste, heavy metal industrial waste, and multiple voltage bus ducts. Several dust collection systems were required with a 200,000 CFM total air volume. Wet scrubbers were required for titanium dust collection.

Some process areas required low humidity environments that required desecant de-humidifiers. A chemical storage area was created for storage of minimum quantities of hazardous materials, including flammables. The electrical distribution is high voltage with a loop feed system exterior to the building and three separate transformer banks and power entrance points.

Other specialty areas included the design of a foundry, de-ionized water plant, support of a chemical treatment plant, clean rooms for packaging and research, and a complete survey of all of the manufacturing equipment along with documentation for relocation.

The research component contained 30,000 sf of lab space. A service corridor acted as a spline to provide mechanical and electrical services. Engineering specialties consisted of clean rooms, 15 fume hoods, space pressure control, specialty gases, UPS power, and a 3000 PSIG hydraulic system to operate testing equipment.
