
Highland Associates provided design services for this urban parking garage and retail facility, which is currently in
the construction phase. This structure consists of six levels of parking with a total of 414 cars including six
handicapped accessible spaces throughout the structure. There is approximately 10,580 square feet of retail space at
street level. There are two areas for vertical circulation including one with elevator access. The retail facility is
supported by Mechanical, Electrical, Water and Refuse removal spaces.
The structure is a pre-manufactured concrete "T" system, including three shear walls located in the center
of the longitudinal axis. A typical pre-manufactured concrete spandrel system is also used to terminate the concrete
"T" system.
Accentuation of shear walls, columns and cornices are also prefabricated concrete and brick. The second material used
in the façade is a curtain wall system. This system emphasizes areas of vertical circulation. The third material used
on the exterior is a [prefabricated] perforated metal panel system. This panel system is applied to the vertical and
horizontal structural elements. This panel system also has a dual purpose. First, it allows for maximum ventilation
from exhaust fumes. This feature is important because the facility does not utilize an exhaust fan system. Second,
the perforated panels maintain visual appeal as it is used to screen parked vehicles.
