Robert Wood Johnson University Hospital (RWJUH) constructed a new employee/valet parking garage and medical office building on the East side of the campus. Highland Associates  provided Mechanical, Electrical, Plumbing and Fire Protection design services.  The parking garage consists of 9 parking levels at approximately 30,000 square feet (each) with 2 levels of fit-out directly above at 30,000 square feet each.  One of the floors is partially fit out with hospital IT and the other portion is a clinical research center. The remaining floor is a Bone Marrow Transplant and Hematology unit. The proposed plan is to expand the fit-out portion another 5 stories in the future.

A new turn-key, stand-alone penthouse HVAC system was designed to feed the two fit-out floors. The toilet and general exhaust system was designed for the fit-out portion of the project. The elevator lobby, sky lobby and common spaces is conditioned through a dedicated system. The data center portion of the project is provided with redundant computer raised floor air conditioning units. This building is considered a high rise, as a result, the elevator shafts are properly ventilated, all enclosed parking garage floors are ventilated and all stairwells are pressurized for smoke control as required by code. The new parking garage has common boundary with the existing parking garage and required a new ventilation system. 

Plumbing services included are water, sanitary waste, sanitary vent and general drainage for the entire complex. The new sanitary and storm is collected and discharged to the city system. All coordination  with the civil engineer and the city was performed as required. The entire East Tower will have fire protection. Our team coordinated with the water company to provide a flow test and determine the need for a fire pump. The Electrical system includes normal power, emergency power, lighting, telephone/data and fire.  Normal power for the parking garage / office complex will be derived from the new 480V substation and emergency power for the parking garage / office complex will be derived from the new 480V paralleling gear.  

A new 26KV substation along with a new emergency power plant were located in the lowest level of the new East Tower.  The new 26KV substation was sized to handle the new office/parking structure as well as the existing Garage/Triangle substation. The hospital has future plans to include three additional floors to the existing Core Pavilion (3 ICU floors) and these loads will be also be fed from the new 26KV substation.  The current ED is 20,000 square feet, it is proposed to expand the ED to 40,000 square feet, and the entire ED will be tied into the new switchgear. 

The new emergency power plant was sized to handle the same areas as the new 26KV substation and includes multiple diesel generators along with paralleling gear. The new 26 KV gear also feeds the new sub-stations for the new garage/office structure. Highland developed complete construction documents for permitting and bidding.
